Under s. 15 of the Act, a representation agreement becomes effective on the date it is executed or, if stipulated in the agreement, on the occurrence of a future event. In the latter case, for a representation agreement executed before September 1, 2011, as a condition of filing in the land title office, the registrar requires a statutory declaration, in a form similar to the following example, attesting to the fact that the future event has occurred.
